Design and construction are rarely treated as the same question. At KIPP, they always are.
From the first conversation through the last detail on site, a single team carries the work — no handoffs between disciplines, no decisions made without the people who will execute them. What is drawn and what is built remain in constant dialogue, which means the space delivered is the space designed. Not an approximation of it.
The benefit to a client isn't efficiency, though the process is that. It is fidelity — to the original idea, through every decision that follows.
Every project begins the same way: with a conversation. We want to understand not just what a space needs to do, but how it should feel — at different times of day, for the people who will live or work in it. From there we visit the site, documenting every dimension, condition, and constraint that will shape what's possible. This is the foundation everything else is built from.

Vision
Design begins with multiple directions, not a single answer. We develop distinct concepts — each a different interpretation of what the space could become — and work through them with the client until the right approach becomes clear. That direction is then developed to full resolution: floor plans, sections, elevations, materials, and the complete construction documentation required for permits. Every decision is made here, on paper, before anything is touched on site.

Design
Construction begins from a design that is fully resolved. The same team that designed the space builds it — which means there is no translation between what was drawn and what gets built, no decisions delegated to whoever happens to be on site. We work to a milestone-based timeline and remain present through completion, from the first day of demolition to the last detail installed.
